I have reviewed the plans for conformance with the Zoning Code requirements, and compliance <br /> with the previously approved project REVI117-019,and have listed the necessary Planning corrections below. I've also <br /> attached a redlined landscaping plan for reference. If you have any questions about these requirements, please let me <br /> know and I'm happy to be of assistance! <br /> SITE PLAN/BUILDING PLANS <br /> 1. Provide trash enclosure details including proposed screening materials and height in accordance with EMC <br /> 19.39.080. <br /> 2. Sheet 7 indicates concrete patios encroaching into the rear setback for Buildings 2 and 3. Uncovered porches <br /> and decks that are under 3' in height are permitted to encroach into the rear setback however these should be <br /> shown on the site plan. Please revise. <br /> 3. Show cantilevered areas and setbacks on site plan (maximum encroachment into the setback including eaves is <br /> 1'-6" per EMC 19.39.150).` <br /> LANDSCAPE PLAN- IsijJe,� eatrA4A-- <br /> 1. Type III landscaping is required along Rainier Drive. Ground cover, including lawn,can account for up to 75%of <br /> the required 90%coverage required.Additional shrubs and plants are required in accordance with EMC <br /> 19.35.050. <br /> 2. Type III landscaping is required along the northern property line.Fencing may be used along interior lot lines <br /> where buildings on both sides are five feet or less from the property line—the property to the north does not <br /> have buildings in this area so fencing alone is not adequate screening.Type III landscaping is also required at the <br /> southern property line along the open space area since neither side has buildings within 5' in this area. <br /> 3. The rear of the property requires Type II landscaping.A minimum of 3 trees planted no more than 20 feet on <br /> center are required (2 evergreen trees at least 6 feet in height at time of planting, 1 deciduous tree at least 2.5" <br /> caliper at time of planting).A mix of evergreen and deciduous shrubs planted at a density of 5/100 square feet <br /> are also required (no more than 30%deciduous)—please provide additional shrubs, including deciduous within <br /> planting area and show on plan. <br /> GENERAL NOTES <br /> 1. On-site recreation facilities are required unless an in-lieu fee is approved and paid per EMC 19.15.050.C. <br /> Because it's been requested to pay the in-lieu fee, I have reached out to the Parks department for input on an <br /> appropriate contribution amount. I will follow up with more information and direction as soon as it becomes <br /> available. <br /> 2. New buildings proposed within 1 foot of a required setback require a survey. Property corners must be clearly <br /> staked by a licensed surveyor to confirm setbacks in the field upon inspection. <br /> These comments are only in relation to the zoning code and do not account for all possible comments/correction from <br /> other departments. Upon submission of the revised plans your application will be given priority and plan review will <br /> resume. Please include a Transmittal Sheet(available online at https://everettwa.gov/169/Permits or at the Permit <br /> 1 <br />
