I, 1 <br /> • <br /> D. CONDITIONAL USES: <br /> Animal hospital for the care and grooming of small animals, may be <br /> permitted subject to the following conditions: <br /> 1. No lot area shall be less than 50 feet in width or less than <br /> 5, 000 sq. ft. in area. <br /> 2. There shall be a minimum of 10 foot front yard, 10 foot side <br /> yard and 20 foot rear yard. <br /> 3. All areas in which animals are handled, fed, groomed or kept, <br /> �! shall be windowless and constructed of soundproof material so <br /> II as to be completely soundproof. Natural illumination may be <br /> obtained by the use of skylights if soundproofing is not affected. <br /> 4. Adequate ventilation shall be provided for all private areas <br /> (area where animals are kept) by means of air conditioning <br /> and/or exhaust fans. All air exhausted to the outside of the <br /> structure shall be rendered odor free by means of filters or <br /> other approved methods. <br /> 5. Kennels and exercise runs shall be of adequate size, completely <br /> enclosed within the soundproof portion of the structure with <br /> sufficient facilities for cleaning including a hookup to a sewer. <br /> a i <br /> 6. One off-street parking space shall be provided for each two <br /> employees plus one additional for each 800 square feet of <br /> li <br /> floor area. <br /> I! <br /> 7. A loading area shall be provided at the rear of the building, <br /> adequately fenced or sheltered so as to be screened from <br /> adjacent property. <br /> ,�1 f <br /> 8. No disposal of carcasses, waste and etc. on the premises. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not less than 10 feet. <br /> 2. There shall be a side yard on each side of a building having a <br /> depth of not less than 5 feet, plus 5 additional feet for each story over two. <br /> 3. There shall be a rear yard having a depth of not less than 20 feet. <br /> This requirement may be waived if the structure is so designed so as to <br /> provide an interior or contiguous courtyard of equal or larger area. <br /> 4.
