I am reviewing
the permit for Planning and have some clarification questions/comments:
1. Is the new heat pump an additional rooftop unit or is it replacing an existing rooftop unit?
2. If the new unit is a replacement, I need additional information regarding the size and location of the unit it's
replacing. Screening may be required.
3. If the new unit is an additional rooftop unit, screening is required for the new unit in accordance with EMC
19.39.040.C:
Rooftop Appurtenances, Required Screening. Vents, mechanical penthouses, elevator equipment
and similar appurtenances that extend above the roofline shall be landscaped or architecturally
screened, except for rod and wire antennas, and dish antennas approved pursuant to subsection
A of this section. The height of the screening must be at least as high as the rooftop
appurtenances. Screening shall consist of materials similar to those used for the building facade.
(Ord. 2538-01 § 66, 67, 2001; Ord. 2290-98§2, 1998; Ord. 1864-92§5, 1992; Ord. 1849-92
§58, 1992; Ord. 1671-89 (part), 1989.)
Elevation drawings/screening details identifying existing and/or proposed screening for the new unit
would be required, demonstrating compliance with the above noted code section.
1
