2. EXISTING CONDITIONS SUMMARY <br />The site covers approximately 0.59 acres. The existing site in the area of disturbance <br />currently consists of lawn, landscaping, an existing SFR and concrete driveway. The <br />existing SFR and portions of the driveway are to be removed. Access to the site will be <br />from the existing roadway to the south (View Ridge Dr.). Approximately 7,814 sf (0.18 <br />acres) of the site will be impacted by new plus replaced impervious surfaces. <br />Approximately 12,980 sf (0.30 acres) being disturbed as needed for the clearing/grubbing <br />and restoration of the existing site. <br />The proposed area of disturbance is located centrally on the lot and drains to the <br />northwest. The existing SFR appears to divide runoff two ways by dispersing runoff on - <br />site via downspouts to the north and downspouts tightlined to a yard drain within the <br />existing driveway that drains to the on -site concrete lined manmade pond to the south. <br />There was little observed off -site area that drained toward the project area. This project <br />will not affect any off -site flows from passing through the site as in the existing condition. <br />All of the proposed impervious surfaces for this project will be dispersed on -site. <br />Soil conditions were provided by Brent Hackney Designs, Inc., refer to Appendix B. The <br />soils were found to be sandy loam over medium sand to a depth A layer of sandy loam <br />was found at approximately 0 to 18 inches thick underlain by medium sand, approximately <br />6 to 48 inches deep. The USDA Web -Soil Survey mapped the soils as Alderwood-Urban <br />land complex. Refer to Figure 4. The general site slopes, in the area of disturbance, are <br />moderate and average approximately 11 percent. Based on the existing soil information <br />and the setbacks of the proposed improvements from any of the property lines or critical <br />areas there is little potential for erosion or sedimentation during construction, assuming <br />the basic BMPs included in the SWPPP are installed and maintained properly.
