Family Low Density Residential. He said there is a [on cur nt <br /> preliminary plat approval for an initial subdivision(Division 1)of <br /> 37 lots on 6.39 acres Of the property being rezoned,but this is not <br /> up for discussion this evening. The property abutts 7th Ave. SE <br /> between 105th Pl. SE(Robeck Rd.) and 110 Pl. SE an both east and <br /> +!, west sides of 7th Ave.S.E. <br /> !". He said the property is vacant and is surrounded on the north by R-S <br /> and R-1,Single Family Residential;on the south by R-2,R-3A Single <br /> Single Family Residential; on the east by R-1 and Snohomish County <br /> Single Family Residential and on the west by R-1 Single Family <br /> Residential. <br /> Fp The 1986 Cloy of Everett comprehensive Plan designates the entire <br /> rezone e s"Single Family Detached 5-30 O.U./acre'. This means <br /> demi posed rezone to R-2 density is consistent with the Comp Plan <br /> designation.Pes.The density proposed for Division 1 is 5.79 dvellingunits per ac <br /> ouncilmember Gipson asked the difference between R-1 and R-2 zone <br /> and Mr. Anderson replied that R-1 zone cells for a minimum lot size <br /> of 7,000 square feet and R-2 Is single.family residential on lots <br /> vlth a minimum of 5,000 square feet or duplex development on lots <br /> that are 7500 square feet or greater. <br /> The staff preferred that the rezoneand subdivision was acted upon.' at the same time,but the Hearing Examiner did not wish to do this. <br /> Mr. Anderson said the ordinance will not become effective until <br /> after the Hearing Examiner has made hie final decision on the <br /> subdivision. The subdivision ordinance allows up to 36 months for a <br /> developer to complete his project.
