The <br /> property is zoned R-3(A) Multiple Family Residential - Site Plan <br /> Review Zone. <br /> After review of the Environmental Checklist and public comments, a <br /> Deter...ion of Non-Significance was retained as written on July <br /> 20, 1988. On July 11, 1988, Tom Lux submitted a letter requesting <br /> that the Shoreline permit for this project be denied and further <br /> atated, "In lieu of a denial, I submit that this project warrants <br /> the preparation of an Environmental Impact Statement." An • <br /> additional letter detailing environmental concerns was submitted to <br /> the city on August 9,1988. <br /> Na.Ervin said there is a wetland on the property and the Department <br /> Of Ecology came out and looked at it and indicated it was a valuable <br /> wetland and said there should be a 50 foot set-back around it. He <br /> said the site plan shows a tot lot adjacent to the wetland Out the <br /> staff has recommended it be moved to a more central location in the <br /> Project that would be easier for parental supervision. <br /> Re said theapplicant is committed to some improvements on SR527 as <br /> a result of this development, to a three lane street and committed <br /> . to en LID when necessary to make this a five lane highway. The <br /> developer has also moved his property line to make room for the five <br /> tanes of roadway when it becomes necessary. <br />
