The numbers used are deliberately <br /> lower than likely actual numbers, are in round figures, and are for illustrative purposes only. <br /> The numbers do not reflect any actual or proposed dollar amounts from any party. <br /> 1. Agreement sets out dollar amount of Sound Transit's contribution to the project (let's <br /> say that is$100). <br /> 2. Parties conduct base appraisal of project (land and improvements)to determine initial <br /> FMV (let's say that is$300). The appraiser must use specific standards and process as <br /> agreed. <br /> 3. Calculate contribution credit proportion by dividing ST contribution by initial FMV (e.g., <br /> 100/300) = 0.33 or 33%. <br /> 4. Upon direction from the Sound Transit Board, Sound Transit exercises the option to <br /> purchase the project within specified time period and provides notice to city. <br /> 5. Parties conduct final appraisal of project (land and improvements)to determine Final <br /> FMV (let's say$500). <br /> 6. Contribution Credit is$500 X .33 =$165 <br /> 7. Calculate purchase price as follows: Final Appraisal FMV less Contribution Credit = $500 <br /> -$165 = $335 <br /> 8.
