Fractions.Any fractions shall be rounded down to the next whole number,except that when this <br /> computation results in a fraction which equals 0.5 or larger,the number is rounded up to the next whole <br /> number. For example,a calculation of 6.4 floors is rounded down to six floors,while a calculation of 6.5 <br /> floors is rounded up to seven floors.A residential building with two floors at 14 feet would be considered <br /> a three-floor building(2 x 1.4=2.8,or three floors). <br /> 19.22.070 Exceptions for Heights in Industrial Zones. <br /> In those areas zoned for industrial use, additional heights are sometimes necessary to accommodate industrial <br /> activities.The following provisions allow for additional heights above what is shown in Map 22-2. <br /> A. Industrial Zones along Waterfront <br /> For those areas zoned Industrial and waterward of the BNSF rail tracks,with access to the marine shorelines or the <br /> Snohomish River shown in Map 22-2 below,an additional two(2)floors may be approved with Review Process III <br /> after review of a viewshed analysis that demonstrates the following: <br /> 1. The increased height is necessary to support water dependent industrial activities on the property; <br /> 2. The increased height will not obstruct the view of a substantial number of residences for those areas <br /> adjoining the shoreline;and <br /> 3. The increased height will not cause adverse impact on views from adjoining public parks or public open <br /> spaces. <br /> B. Industrial Zones near Paine Field <br /> Aircraft manufacturing plants are permitted to have a building height of one hundred sixty(160)feet within the <br /> Paine Field Airport Compatibility Area. <br /> 19.22.080 Development Height Incentives Program. <br /> A. Purpose <br /> The intent of the development height incentives program established in this section is to allow additional building <br /> height in exchange for the developer's contribution to programs set forth in this section. <br /> B. Overview <br /> Maximum building heights for principal buildings are set forth in Map 22-1.Where Map 22-1 includes a range of <br /> maximum building heights(e.g.,five to eight floors),the lower number is referred to as the"base height <br /> maximum"and the higher number is referred to as the"incentive height maximum."A building may build to the <br /> base height maximum without application of the development height incentives program. In order to achieve the <br /> incentive height maximum,a development must comply with this section. <br /> C. How to Receive Additional Heights <br /> The maximum building height of a principal building may be increased to the incentive height maximum indicated <br /> in Map 22-1 when development meets one or more of the program options and requirements set forth in Table <br /> 22-5.These options permit an increase in floor heights as indicated and may be combined with more than one <br /> public benefit for additional floor heights, not to exceed the incentive height maximum indicated in Map 22-1. <br /> Table 22-5:Development Height Incentive Standards <br /> Benefit Provided Height Incentive Offered <br /> Housing <br /> 5:1 <br /> Affordable housing provided on or off site 5 sq.ft.additional floor area for each 1 sq. <br /> ft.of affordable housing <br /> Ch.19.22 Building and Structure Heights 7 City Council Action(11/04/2020) <br />
