Based on the conditions encountered during our fieldwork, the site is <br /> primarily underlain by native soils consisting of medium dense to very dense silty sand with <br /> gravel glacial till deposits. <br /> We understand construction of a multi-family apartment complex is proposed for the subject <br /> property. One level of below grade construction relative to existing grades surrounding the <br /> property is proposed. Temporary shoring or open-cut excavations along the north, south, and <br /> west perimeters of the site will be necessary to construct the underground garage level. To the <br /> east, the building structure will daylight along the Broadway Avenue North frontage. Based on <br /> current plans, excavations on the order of 12 to 15 feet will be required to establish subgrade <br /> elevations for the below grade level. This geotechnical study provides foundation design <br /> recommendations and recommendations for conventional shoring and soil nailing. <br /> Based on the results of our study, construction of the proposed development is feasible from a <br /> geotechnical standpoint. The building can be supported on conventional foundation systems <br /> bearing on competent, undisturbed native soil. Based on the proposed excavation depths and <br /> the subsurface data acquired at the boring and test pit locations, we anticipate competent <br /> native soils suitable for support of foundations will be encountered at the proposed foundation <br /> level. Recommendations for site excavations, foundation design, temporary shoring, and other <br /> pertinent geotechnical recommendations are provided in this study, as appropriate. <br /> The opportunity to be of service to you is appreciated.
