1 <br /> 1 <br /> 1. PROJECT OVERVIEW <br /> The proposed Hopeworks II project is located at 3315 Broadway Ave between 33rd Street and <br /> 34th Street. The county assessors map indicates five parcels of land associated with this project <br /> that include 00439079600500, 00439079600700, 00439079600900, 00439079601100, and <br /> 00439079601101. A boundary line adjustment by the surveyor will be required to combine the <br /> separate legal lots. <br /> The property is bounded by Broadway Ave to the west, an unnamed alley to the east, YWCA <br /> commercial property to the north and Hopeworks Station to the south. The adjacent street is <br /> fully developed with curbs, street parking and sidewalks. The project proposes to install a <br /> planter strip and wider sidewalk along Broadway and transition back to the existing <br /> improvements to the north and south. <br /> The site is located within a combined sewer basin and is subject to all of the Minimum <br /> Requirements (MR1-9). The stormwater in the combined sewer area shall be controlled <br /> according to the requirements of the City of Everett 2010 Stormwater Management Manual, per <br /> Interim Policy 2-11, dated 8/17/11 which outlines the stormwater flow control considerations in <br /> combined sewer basins.
