SWPPP NARRATIVE • 6/13/2019 <br /> PAUL BUSTARD SHOR PLAT LOT 4 CA-GE 2 OF 6� <br /> MR 2: SWPPP NARRATIVE <br /> This SWPPP Narrative has been prepared for Lot 4 of the Paul Bustard Short Plat. The site is tax parcel <br /> 00393900701800 located at 1601 Florida Dr. in Everett, WA. The applicant is proposing to construct a 1,393 sf <br /> roof residence on the 6,130 sf lot. A 525 sf porous concrete driveway will be installed on the lot. The site is <br /> currently being developed as a 0.65 ac, 5 lot short plat with a shared access road. Access to the home will be <br /> from a pervious asphalt road to the east of the building. The short plat is bounded by similar size single family <br /> lots to the southwest and northeast, Florida Dr to the southeast, and an interurban trail to the northwest. <br /> Approximately 0.14 acre of disturbance proposed for the lot. <br /> The construction site has the following characteristics: <br /> Tax Parcel: 00393900701800 <br /> Disturbed Area: 0.14 Acres <br /> Soil Type: Alderwood Urban Land Complex <br /> Average slope: The building area averages 5-10%slope. <br /> Critical Areas: None <br /> 1. CONSTRUCTION STORMWATER POLLUTION PREVENTION ELEMENTS <br /> A Construction Stormwater Management Plan has been prepared as part of the construction drawings and is <br /> submitted for review and approval by Snohomish County.The 13 Required Elements are addressed as follows: <br /> Element#1: Mark Clearing Limits <br /> The site has been cleared of old vegetation during the short plat portion of the project. Newly planted <br /> vegetation will be protected during construction, as well as any installed LID BMPs. Clearing limits and <br /> areas to protect will be marked with High Visibility Fence (BMP C103). <br /> Element#2: Establish Construction Access <br /> The access to the all the building sites for the short plat will be from the proposed pervious asphalt <br /> access road. With the road pervious access road being completed, construction access for the lot will <br /> be primarily handled on the lot itself using BMP C107 Construction Road/Parking Area Stabilization. <br /> The location of the proposed driveway area will be used as the area to employ this BMP for the <br /> duration of building construction. When construction on the building is completed,this BMP should be <br /> removed and the driveway area paved per the construction plans. <br /> See Element#13 for protection of the pervious access road. <br /> Element#3: Control Flow Rates <br /> Slowing down interflow between sites will be accomplished with Wattles (BMP C235) which can easily <br /> be installed near lot lines and on the upstream side of any LID BMPs which also require protection, such <br /> as on-site infiltration trenches and the porous pavements. <br /> C:\Users\darianc\Desktop\CE\DOCS\Bustard SWPPP Lot 4.docx <br />
