However, I noticed that throughout the plans <br /> the eaves are stated to be 1'-8" around the residence.There is no indication that the eave along the North side is any <br /> different. Everett Municipal Code (EMC) 39.150.C.3 permits eaves,and other features like the cantilevered addition,to <br /> encroach into a required setback by 18", or 1'-6".While the current proposal doesn't pose a problem on the South side <br /> of the house,the proposed eave is encroaching beyond the permitted amount on the nonconforming setback on the <br /> North side. <br /> The nonconforming setback on the North side is certified as 4.67', or 4'-8".Therefore,the eave along the North side <br /> must be setback at minimum 3'-2"from the property line and this needs to be clearly indicated on the plans.
