EXHIBIT B <br />Terms and Conditions of Extension Term <br />1. Option for Extension. Provided Tenant has not received any notice of default which <br />remains outstanding and uncured beyond any applicable grace period at the time Tenant <br />e xercises the option to extend this Cease, Tenant shall have the option to extend the term of <br />this Lease for a maximum of two (2) additional one (1) year periods (each one year, an <br />'Extension Term"). For clarity, this means that at maximum the Lease could be extended until <br />December 31, 2023. If Tenant exercises its option to extend the Lease, Tenant shall provide <br />written notice of the election to Landlord at least ninety (90) days prior to the expiration of the <br />o riginal Lease term, or Extension Term then in effect, if applicable. Any Extension Term shall be <br />u pon the same terms, covenants and conditions as the original term, except that the Base Rent <br />shall be $1,545.00 per month in the first Extension Term and $1,591.00 in the second Extension <br />Term. <br />23 <br />
