PROJECT DESCRIPTION <br /> This Stormwater Site Plan is for the renovation of House 1 (to become Teaching and Learning <br /> Center)of the Explorer Middle School campus located in the City of Everett. The project site <br /> address is 9600 Sharon Dr,Everett,WA 98204. The proposed development is located on a single <br /> parcel(#28041300300200)which has an area of 29.1 acres. Refer to Figure 1 -Vicinity Map for <br /> the project location. <br /> The proposed project will include interior improvements to the existing building,and additions to <br /> the western and eastern corners of the building.Also included in the project are parking and <br /> ' building access revisions, and, drainage, grading and utility improvements. The area where work <br /> is proposed is mostly paved;the remainder of the site is landscaped area consisting of trees and <br /> lawn. The project area is 60,486 sf. <br /> The project proposes 16,257 SF of new impervious surface that includes new roof, concrete <br /> paving, and asphalt paving. In the developed condition,there is 2,281 sf of pollution generating <br /> impervious surfaces(PGIS)proposed on-site. <br /> Total volume of materials cut from the site for the purposes of preparing the new work includes <br /> approximately 650 CY. The total volume of proposed imported materials is approximately 400 <br /> CY. <br /> These quantities are estimates only and intended for municipal permitting. These quantities shall <br /> not be used by the Contractor as a basis for any contractual information. The Contractor shall <br /> prepare their own earthwork quantities based upon the information provided in the contract <br /> documents. <br /> 3. EXISTING SITE CONDITIONS <br /> The school property is currently developed and consists of the four buildings,three grass baseball <br /> fields,a grass football field with paved track,tennis courts,and paved play areas. Three asphalt <br /> paved parking lots are located near the north and east perimeter of the property. Improvements <br /> proposed in this project will be located exclusively in the vicinity of House 1,which is situated at <br /> the northwest corner of the property. Access to Sharon Dr is provided via a two way entrance <br /> (94th St SW),which transitions to a one way drop off loop(Christine Road)intersecting Sharon <br /> Dr as 95th St SW. Additional site access from 11th Ave W is provided at the northeast corner of <br /> the property near House 1 via Aradia Ave. <br /> Asphalt play areas are adjacent to the building at the southwest and southeast edges of the <br /> building and include a covered play area to the west. A gravel road runs north south along the <br /> western edge of the project. A concrete sidewalk connects the building entrances to Aradia Ave to <br /> the northeast and House 3 and 4 to the east. Parking and access facilities include a drop-off lane, <br /> travel lane and a parking area with 24 parking spaces. The majority of the site slopes gradually <br /> downward towards the southeast corner of the site. The remaining lawn and landscaped area <br /> slopes northwest towards a grass amphitheater. <br /> 4. ADJACENT AREAS <br /> The property is bounded by Walter Hall Golf Course to the west and single-family residences to <br /> the north, east and south.
