I am the <br />planner conducting the intake review for this application; please note the following comments are not a thorough plan <br />check review and they only address larger zoning compliance points and submittal checklist. Your permit application has <br />been "denied" for intake at this time due to the following: <br />1. Sign Category B. This property is subject to the provisions of EMC 19.36, including but not limited to Sign <br />Category B. For "Existing Sign A" can you confirm if the oval portion of the sign, with the home decal, will be <br />internally illuminated? (Please be advised —backlit cabinet wall signs are limited to a maximum of 20sgft forthis <br />sign category.) <br />2. Nonconforming sign(s). The existing freestanding sign does not meet the current freestanding sign provisions for <br />Sign Category B. Existing nonconforming signs must be removed or brought into conformance in accordance <br />with EMC 19.36.070. For each new sign requiring a permit, a nonconforming sign must be removed from the <br />site. It is unclear if other nonconforming signs exist on site aside from the freestanding sign; if the freestanding <br />sign is the only nonconforming sign on site associated with this business, it must be removed or brought into <br />conformance in order for the 2 wall signs to be permitted. Please revise the plans accordingly what <br />nonconforming sign(s) are to be removed from the site and/or how the freestanding sign will be brought into <br />conformance. <br />3. Sign Permit Checklist. The submittal does not meet the minimum sign permit checklist including but not limited <br />to a site plan drawn to scale, identifying existing (and proposed, if applicable) setbacks, etc. Please refer to the <br />checklist for complete requirements and revise accordingly. <br />The sign permit checklist is available online and includes the minimum site plan standards, elevation requirements, etc. <br />The interim permit intake/resubmittal policy is available via the "website & online resources" link in my signature. If you <br />have any Planning related questions, please contact me directly via email and I'm happy to be of assistance. <br />Please note, the City is currently underway with "rethink zoning" efforts which would see some changes to the current <br />zoning and development code requirements. It is anticipated that these new standards will be decided upon by City <br />Council on November 4th. You can visit that link for the draft proposals, timeline, maps, and contact information should <br />you have any questions regarding that process and how it may affect this property. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
