•
2112
August 9, 2019
To: James Bronder, PE, SE
Associate Engineer/ Plans Examiner
City of Everett
Correction Letter D ECEUVE
RE: Project Permit Review#1 SEP 0 4 2
Owner: Hill Street Investment, LLC CITY Job Address: 3302 McDougall AveOF EVER T
Plan Check No: B1906-039 Permit se - T
Mr. Bronder,
In response to the Plan review comments, the plans have been examined and revised per your
comments in order to receive approval for a building permit. Please see the response to your
comments below.
Architectural Comments:
1. It is unclear where the property lines and proposed fire separation distances are based on the
proximity of the proposed structure to existing structures. Please indicate the property lines and
proposed fire separation distances as it is unclear whether the proposed structure or existing
structures (North and South)will need fire resistive construction. IBC 602.
Response:
Property Lines have been more clearly defined. See A1.1 &A2.1. The existing and
proposed buildings on the site are to be considered portions of one building per section
503.1.2 of the 2015 I.B.C. The buildings are with-in the limitations specified under
sections 504 & 506 to be considered as one building and therefore do not require fire
separation.
2. On Sheet A3.1, item 15, a new self-supporting canopy may require fire-resistive construction
given the potential proximity to property lines per IBC 602. Please revise canopy location or
provide details indicating fire-resistive canopy construction.
Response:
Self-supporting canopy has been removed from the scope of the project for this permit
submittal. See drawings A1.1 &A3.1.
Structural Comments:
2812 Colby Avenue Everett WA 98201
P (425)252-2153 www.2812architecture.com
