J •
III
QUANTUM I CONSULTING ENGINEERS
August 27,2019
James Bronder
City of Everett
Department of Planning&Public Works
3200 Cedar St.,2nd floor
Everett,WA
Subject: Building Permit Application#B1906-039—3302 McDougall Ave,Everett,WA
Quantum Project#19231.02
Dear James:
We have received the correction notice on the above-referenced project dated August 19, 2019.Below are
our responses to the structural comments. All changes to the drawings due to a plan check comment have
been clouded on the drawings.
* * * * *
STRUCTURAL CORRECTIONS
1. From the Architectural sheet A2.1,the mezzanine level is indicated as a storage use. Pers ASCE
7-10 Sec. 12.7.2,a minimum of 25%of the floor live load is to be included in the effective
seismic weight take off for the structure. Please revise seismic base shear numbers as required.
See Revl Supplemental structural talcs for lateral design revision with updated 25%live load
included in the seismic weight for the mezzanine. There were no changes to the lateral design,
it was adequate enough to resist the small increase in seismic base shear.
2. The proposed concrete retaining wall is indicated to be approximately 9'-0"in retained soil
height.Per Architectural sheet A 1.1,the area at the top of the retaining wall is designated as a
loading area, but according to detail 4/s3.1, it appears that no traffic surcharge,or other such
loading for a permanent retaining wall appear to be included in its design. Please revise design
as required.IBC 1604.1, 1604.2.
See Revl supplemental talcs for retain wall design with traffic surcharge and revl structural
drawings sheet S3.1 for retain wall detail on 4/s3.1.
1511 THIRD AVENUE
SUITE 323
SEATTLE,WA 98101 \
TEL 206.957.3900 k
FAX 206.957.3901
www.quantumce.co
