It is my
understanding that he has been in contact with the owner and has asked for revisions, but there may have been some
miscommunication as to what is needed for the Public Works permit to be able to be reviewed and approved. The
following comments are the items that need to be addressed. Please use this email as the official correction letter and
the attached as the associated redlines.
Cha es that need to be made to Public Works/Civil Plans:
J. Civil Site Plan shall match architectural site plan. The attached shows highlights on both civil and architectural
site tans. The highlights are all of the places where the two plans do not match.
'o In particular, the Civil Site Plan numbering callouts and warehouse area shall be revised to match the
architectural site plan.
o The civil site plan need to have the site plan notes for this site plan to be standalone. We cannot accept
a site plan with callout numbering that does not have associated notes.
Civil plans need Erosion Control elements as well as drainage called out. There are some notes to connect the
y
roof downspouts to existing catch basins in the parking lot. However, there are no storm drain lines shown for
where this runoff goes downstream of the catch basin. The entire stormwater conveyance/collection system
needs to be shown, especially if being utilized.
J. All other utilities(water and sewer) need to be shown
o label the size, material, slope, and label as either existing or proposed.
Is the parking lot existing or proposed? Label the surface of the parking lot as necessary
o (existing asphalt, proposed asphalt, etc.) If proposed, show a hatch pattern for the proposed area of
work and include that in a legend.Any proposed paving will need the area quantified.
In order to review and approve the proposal,we need a drainage plan and report, complying with the City's
2010 Stormwater Management Manual requirements and Interim Policy 2-11 since it is in the combined sewer
area. If the project triggers MR1-5 only,we have a Stormwater Management Questionnaire to use that will
suffice as the drainage report (attached). If it meets MR1-9, use the Stormwater Management Questionnaire as
a start, and add a statement for MR6-9.Any elements from MR2 or MR5 mush also be shown on the plans.
Once you have completed these revisions, please submit to the counter the following:
• (4) sets of revised civil plans
• (2) copies of the drainage report(Stormwater Management Questionnaire)
• (1) Blue counter transmittal sheet with reference to PW1907-035 and 3302 McDougall Ave (available at the
permit counter when resubmitting).
Please let Benyam or me know if you have any questions.
Thanks,
1
!ff'' i
"
