The"S-1"occupancy area for the tenant space requires a minimum of two exits based on Table <br /> 1006.2.1. The Egress Plan 1/A0.1 shall specify additional exit signs. Exit signs with directional <br /> arrows shall be provided at the northeast and southwest corners of the building because the <br /> exits are not visible from the southeast and northwest corners, respectively. Additional <br /> intermediate exit signs with directions arrows shall be provided on all four sides of the area due <br /> to travel distances exceeding 100 feet. The signs, including existing signs, shall specify a <br /> minimum 90-minute uninterrupted supply power per IBC Section 1013.6.3. See IBC Section <br /> 1013.1. <br /> 2. The"S-1"occupancy area shown in Egress Plan 1/A0.1 is anticipated to have high-pile storage. <br /> The exit doors shall be provided with both low and high exits signs to improve visibility. Where <br /> existing signs occur, they shall be indicated on the plans. See IBC Section 1013.1 and IEBC <br /> Section 801.3. <br /> 3. Means-of-egress illumination shall be provided for the"S-1"occupancy area per IBC Section <br /> 1008.2. The construction drawings shall include a reflected ceiling plan indicating the egress <br /> lighting. The lighting shall specify a minimum 90-minute uninterrupted supply power per IBC <br /> Section 1008.3.4. Where existing systems occur, they shall be indicated on the plans. See <br /> IEBC Section 801.3. <br /> 4. The"S-1"occupancy area requires a minimum of two exits per IBC Table 1006.2.1. Emergency <br /> means-of-egress illumination shall be provided for this area per IBC Section 1008.3. The <br /> construction drawings shall include a reflected ceiling plan indicating emergency egress lighting. <br /> The lighting shall specify a minimum 90-minute uninterrupted supply power per IBC Section <br /> 1008.3.4. The Enlarged Toilet Room Plan 1/A5.1 shows the single-user men's and women's restrooms. <br /> Room 108 does not provide adequate maneuvering clearance to exit the room per ICC A117.1- <br /> 09 Figure 404.2.3.2(a). Specifically, there is less than 60 inches between the wall and sink. <br /> The design shall be revised to provide the required clearance, such as relocating the hinge to <br /> the opposite side of the door. Note that while the clearance for Room 109 appears to comply, <br /> it is recommended that this door be similarly revised to improve the clearance.
