•
•
Ms. Jessica Bradley
Nelson Worldwide
Plan Check Number: B1909-009, First Building Review
September 27, 2019
12.11.2.1; ka per Equation 12.11-2 shall consider the diaphragm span between supporting
walls, not the width of the modifications or the spacing of the girts. The roof diaphragm shall
be modified to provide subdiaphragms as needed to develop the connection load into the
diaphragm. See IBC Sections 1604.1, 1604.4, and 1613.1.
4. Section 2/S1.1 shows the typical girt connections to the existing concrete wall panels utilizing
expansion anchors. See IBC Section 107.2.1. The following comments shall be addressed:
a. The connection design is based on a minimum panel edge distance of 7-1/2 inches. This
distance shall be specified.
b. The section specifies a minimum embedment of 4-1/2 inches. This is the effective depth
after installation and tightening. However, the nominal anchor depth (i.e., minimum hole
depth and anchor length prior to tightening) per the calculations is 5-1/8 inches. The
required embedment shall be clarified to ensure the proper depth is achieved.
5. Section 3/S1.1 shows the typical connection between orthogonal wall panels. Calculations
substantiating the connection do not appear to be included in the calculation package and shall
be submitted for review. Note that the connection will induce eccentric loads in the anchors.
The anchors shall be designed for concurrent shear and tensile loading. See IBC Sections
1604.1 and 1604.4.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2019\B1909-009_R1.docx
0 03200 Cedar Street 0 425.257.8810 r", everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 5 of 5
