I have reviewed the proposal for Planning and have listed the necessary Planning corrections below. <br /> 1. Submit a signed and notarized geotech covenant titled "Declaration of Covenants, Conditions and Restrictions" <br /> and the "Agreement to the Declaration..." (14 pages, attached)for review prior to recording.Sign either the <br /> "Single" or"Husband and Wife" or"Corporation"form—you can discard the other signature pages you do not <br /> use.Write clearly in pen or type and do not sign or write outside of the 1" margins as this document needs to be <br /> recorded with Snohomish County Auditor's Office. Each property requires its own Covenant and Agreement. <br /> Note: The Mayor's signature is required on the Agreement document prior to recording with the County. Please <br /> submit the signed and notarized forms to me at your earliest convenience so I can get the documents routed to <br /> her office for review and signature. <br /> 2. Special Regulation 17 of EMC 19.6,Table 6.1 requires that residential uses in the B-2 zone have a minimum <br /> setback of 10 feet from the front and street side property lines, landscaped to Type Ill standards. Footnote 1 of <br /> EMC 19.35 Table 35-1 also requires that public right-of-way between the property line and sidewalk be <br /> landscaped to Type Ill standards however no additional trees are required in the right-of-way area. Please <br /> provide landscape and irrigation plans meeting the requirements of EMC 19.35.100 and .115.Type III <br /> landscaping requirements are detailed in EMC 19.35.050.C. <br /> Upon submission of the revised plans and covenant documents your application will be given priority and plan review <br /> will resume.
