2. EXISTING CONDITIONS SUMMARY <br /> The project site consists of one existing lot (Tax Parcel Number: 00500302700200). The <br /> lot is approximately 0.16 acres. The existing site consists of mostly brush with a couple <br /> deciduous trees. The project site is bordered S. 1st Ave to the east and an alley to the <br /> west. Access to the site will be from the alley to the west, which will be improved/paved <br /> as a part of this permit application. <br /> Vegetation on the site consists of brush a few deciduous trees. The existing site does not <br /> contain any impervious surfaces. However, the off-site alley and roadway along the <br /> project frontage consists of gravel and is required to be paved for this project. <br /> Approximately 6,019 sf(0.14 acres) of the site and adjacent R/W will be impacted by new <br /> or replaced impervious surfaces, including off-site improvements. The entire site will be <br /> disturbed as needed for the clearing/grubbing and restoration of the existing site. <br /> The proposed area of disturbance drains to the east toward the eastern property line. <br /> Some upstream runoff from the west drains toward the project site. See the upstream <br /> analysis in Section 3 of this report. All the new and replaced impervious surfaces on this <br /> lot will be infiltrated on-site or within an easement on Lot 1 to the north with the runoff from <br /> the improvements in the R/W and alley being collected and conveyed to the downstream <br /> system. <br /> As previously mentioned, a geotechnical investigation was done for this project site and <br /> the general soil conditions for the site were found to be glacial till. The general soil <br /> conditions for this project site based on USDA Web-Soil Survey Were found to be <br /> Alderwood-Urban land complex type soils. The general site slopes for the project area are <br /> moderate and average approximately 10 percent down to the east. Based on the existing <br /> soil information and the setbacks of the proposed improvements from any of the property <br /> lines or critical areas there is little potential for erosion or sedimentation during <br /> construction, assuming the basic BMPs included in the SWPPP are installed and <br /> maintained properly.
