PROJECT OVERVIEW <br /> This document is intended to provide engineering information necessary to support the <br /> building permit application to the City of Everett for the church remodel/addition proposed <br /> on these two parcels. The site is located at 8717 7th Ave SE, Everett, WA 98208; refer to <br /> Figure 1 for a vicinity map. The project site consists of two parcels totaling approximately <br /> 10.7 acres. The existing site consists of many buildings, parking lot, landscaping, play <br /> fields, etc. This project will be around the existing church and the area of disturbance is <br /> expected to be 30,000 sf or less, which includes the footprint of the existing church. <br /> This project proposes to retain the existing church structure and roof while remodeling the <br /> existing structure and adding to it. This will require some new/replaced sidewalks, <br /> pavement and utilities. <br /> This project proposes to construct approximately 2,425 sf of new impervious surfaces and <br /> 10,000 sf of replaced impervious surfaces on-site. No off-site improvements are required <br /> for this project. <br /> This project falls under the redevelopment code for determining the applicable minimum <br /> requirements. Since this project proposes to construct less than 5,000 sf of new <br /> impervious surfaces and the total value of the proposed improvements (including interior <br /> work) does not exceed 50% of the current assessed value the project is only required to <br /> apply minimum requirements 1-5 to the new impervious surfaces. This proposal does not <br /> meet any of the land-use criteria that require specific source control for the final use and a <br /> SWPPP has been prepared to address the runoff from the site during construction. Refer <br /> to Sections 4 and 5 for a detailed discussion. <br /> Figures 2 &3 are provided to show the existing and developed basins and runoff <br /> conditions for the project site. The runoff in the existing conditions will be connected t othe <br /> existing drainage conveyance system on the site. Much of the sidewalk surfaces will be <br /> dispersed over the adjacent landscaping before being collected in yard drains or CBs. <br /> The roof will be directly connected to the existing conveyance system using the existing • <br /> downspout connection lines. The drainage design has been laid out per the DOE 2014 <br /> Stormwater Management Manual for Western Washington (SWMMWW), as well as Vol. 1, <br /> Section 4 of the City of Everett's current Design and Construction Standards and <br /> Specifications for Development manual. <br /> Due to the size of the project improvements as noted above, Minimum requirements 1-5 <br /> apply to the new impervious surfaces only. <br /> Zillah 2-Lot SFR's 18-0605 <br /> June 2018 Page 3 <br />
