Teresa Weldon
From: Teresa Weldon
Sent: Wednesday, March 29, 2017 9:59 AM
To: 'Bryan Schutt'
Subject: Missing Landscaping Plans -- 10521 19th Ave SE - Permit Application # B1703-024
Hi Bryan,
It looks like the Landscaping Plans (1.1, L2, L3) didn't make it into the plan set. O Could you print two full size sets and
drop them off with this transmittal form. On the transmittal form, reference that the plans need to route to Teresa
Weldon 1", but should be attached to Permit Application plan set # B1703-024.
Comment on the landscaping along the rear: 10 feet of Type I landscaping is required. On the site plan it appears that
it is Type III and not Type I, which Type I is a dense screen because of the abutting residential zone. I understand I don't
have the landscape plans yet, but maybe double check this one before submitting the L sets. I've copied the description
of Type I landscaping below from the code.
After getting those L sets, that should conclude my review of the plans from the Planning Department.
Thank you,
-Teresa
Title 19, Zoning of the Everett Municipal Code — Chapter 35 — http://www.codepublishing.com/WA/Everett/
19.35.050 Landscaping type definitions and requirements (Types I —IV).'. ? H RE
A. Type[: Visual Screen. Type I landscaping is intended to provide a very dense sight barrier to significantly separate uses
and zoning districts. It shall generally consist of a mix of predominantly evergreen plantings including living trees, shrubs and
ground covers. The choice and spacing of plantings shall be such that they will form a dense hedge sufficient to obscure sight
through the screen within three years after planting. Where a sight obscuring fence is required, chain -link fencing with slats shall
not be considered to be sight -obscuring. Type I landscaping shall consist of the following:
1. A minimum of two staggered rows of evergreen trees planted along the entire length of the required buffer. Trees shall be
chosen and spaced so as to form an effective visual screen which creates a solid sight -obscuring barrier within three years of
planting. Trees shall be a minimum of six feet high at the time of planting. Trees to be planted under overhead electric power
lines shall be species recommended in Snohomish County PUD No. 1's Tree Book, Puget Sound Energy's Energy Landscaping
or an alternative approved by the planning director.
2. When a nonresidential use abuts a residential use in a residential zone and Type I landscaping is required between uses,
Type I landscaping shall include a solid wood fence or masonry wall, or combination of wood and masonry, six feet in height and
located along the property line between the residential and nonresidential use.
