EXHIBIT "A" <br />PROPERTY USE RESTRICTIONS: <br />The following uses are prohibited on the property <br />• Any use with outdoor fabrication, processing, or storage <br />• Repair of motor vehicles, unless entirely enclosed within a building <br />• Fuel sales <br />%Ord)• Self storage <br />• Adult use businesses Ode' <br />BUILDING DESIGN REQUIREMENTS:40-0 • <br />• Any building(s) existing or constructed on the property must provide at least 50% <br />clear "vision" glass windows or glazing for those facades along Pacific Ave and <br />along Cedar Street within the bottom 10 feet of the facade area <br />• For any new development including parking, vehicle access will all come from <br />the alley No vehicle access from Pacific Avenue or Cedar Street The existing <br />building may have vehicle access using the existing curb cuts on Cedar Street as <br />long as the sidewalk and street are not blocked by deliveries or parking <br />• If a new building is built then all vehicle access will be from the alley and the curb <br />cut along Cedar Street will be removed and landscaping put in between the back <br />of sidewalk and the building The landscaping along the street frontages shall be <br />Type III with 10 feet of landscaping minimum on the property next to any parking <br />• Street trees shall be added along Pacific Avenue with a minimum of 2-1/2" <br />caliper and shall be spaced no further apart than 25 feet Species of the street <br />trees shall be of a type approved by the City <br />• The principal entrance to the building shall be along Pacific Avenue The <br />entrance shall be marked by one of the following <br />4 <br />
