As a condition of <br />the sale, the City imposed special property use restrictions and building design requirements on <br />the site. This was done because, at the time of the sale, updates to the zoning code and land use <br />regulations for the City's gateway corridors were still in development — but had not yet been <br />enacted. The special restrictions served to regulate the type and quality of development that <br />could take place on the site in advance of the anticipated changes to the zoning code and land <br />use regulations. <br />The property owner has now proposed a major renovation and update to the existing building <br />along with site improvements to create a new bath and kitchen showroom in accordance with <br />current Metro Everett Standards. The conceptual redevelopment plan has been reviewed <br />through the pre -application process and it is supported by staff. <br />Updates to the City's zoning code and land use regulations over the past 15 years have made the <br />special development restrictions placed on the property substantively redundant. Termination of <br />those restrictions will allow development to proceed within in the framework of the City's Metro <br />Everett Development Standards. <br />Recommendation (exact action requested of Council): <br />Authorize the Mayor to sign the Termination of Restrictions and Requirements for the property <br />located at 2719 Pacific Avenue. <br />
