• 0
Mr. Devin Saylor
BNH Architects, P.S.
Plan Check Number: B2010-009, First Building Review
January 27, 2021
Comments
1. The plans indicate that smoke partitions are required along the corridors and Hall 215 shown on
Sheet A1.0. Some wall sections are not identified or specified to be full height. See IBC
Sections 107.2.1 and 710.4.
2. The doors penetrating the corridor smoke partitions are required to create an effective barr er
to prevent the passage of smoke. This requirement should be specified by the Door Schedule
on Sheet A9.0. The doors should comply with UL 1784. See IBC Sections 407.3.1 and
710.5.2.2.
3. The modified areas are anticipated to require modifications to the air ducts. See IBC Sectic n
107.2.1. The following comments should be addressed:
a. The locations for the air supply and return vents should be shown in the reflected ceiling
plans. See IBC Section 1203.1.
b. The locations of ducts penetrating the smoke partitions should be shown. Smoke dampers
should be specified. See IBC Sections 710.8 and 717.5.7.
4. The drawings should include a detail for penetrations through the smoke partitions. See IEC
Section 710.6.
5. Cover Sheet G1.0 and Floor Plan A1.0 indicate work scope Alternate #1 for Garbage Room 214.
The following comments should be addressed:
a. The scope should be included in the current project or removed from the drawings. Se,
IBC Section 107.2.1.
b. The wall infill identified by Keynote 1.19 along Hall 215 is a fire -rated wall. The minims m
fire rating for the wall should be specified. The minimum rating appears to be one hou, per
IBC Table 509.
c. Keynote 1.19 stating to provide construction matching the existing is not sufficient. A detail
for the required construction should be provided. The detail should reference a listed tested
assembly providing the minimum required fire rating. See IBC Section 703.2.
d. The Door Schedule on Sheet A9.0 specifies a door with a 45-minute rating. The minim im
rating should be one hour for a one -hour fire barrier. See Section 509.4.1, and Tables 509
and 716.5.
6. The building construction Type is I -A per the Project Data on Sheet G1.0. The gravity columns
require minimum one -hour fire -protection per Table 601 (i.e., "primary structural frame'). The
column covering at Grids 2/E and 2/F has been removed and must be replaced. Details for
listed and tested assemblies should be provided. See IBC Sections 703.2 and 704.2.
7. The new walls appear to create new or reframed shafts at multiple locations, including but not
limited to Grids C/2.5, F/3, and F/3.3. The minimum rating for the shaft walls should be
specified. Details for listed and tested assemblies should be provided. See IBC Sections 70.2
and 713.4.
O3200 Cedar Street 425.257.8810 everetteps@everettva.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
5g:e2 f 3
