The drawings generally appear good. I have a few questions
that I need you to address to complete the review. If needed, please update the drawings.
1. The area appears to have at least one accessible restroom directly off the waiting room. The adjacent restroom
appears to be just under the 5' turning circle, and it is not clear if the restroom at the south end is intended for
the general public. The project should satisfy the requirements for accessibility improvements per IEBC Section
705.2. Potential improvements to this area including adding signage for the accessible restroom(s), pipe
protection at the sinks, vertical grab bars, and flush control located on the open side. Other things such as the
existing (i.e., depicted) horizontal grab bars having correct size and position, toilet seat having the correct
height, and the clearance around the toilet (depicted, but not dimensioned) should be verified. Please provide a
statement addressing accessibility deficiencies, and improvements as needed to satisfy Section 705.2. See IEBC
Chapter 8.
The new partition walls should have top and bottom connections to provide out -of -plane restraint satisfying IBC
Section 1607.14. It is understood that the new wall at Room 212 is intended to connect at the top to and
existing soffit that supported a sliding door. The construction of this soffit (and its ability to provide the lateral
support) are not clear. In addition, this condition, which is understood to be depicted in Section 1/A9.0, only
occurs at Room 212. All other locations with new wall did not previously have the sliding doors, such as the wall
where Section 1/A9.0 is referenced on Plan 1/A1.0 and noted as "TYP". The details for the walls, and their top
and bottom supports, should be reviewed and revised as needed. The connection requirements (e.g., fastener
size and spacing, top of wall bracing, etc.) should be specified in the details.
3. The center of the work area on Plan a/A1.0 includes two new walls in a "T" configuration. One wall is specified
as both Type A and Al, which appears intentional. The other wall dividing Hall 204 from Hall 207 does not
specify a type. It is presumed that Al is intended to provide sound insulation. Please verify and revise the plan as
needed. See IBC Section 107.2.1.
Please let me know if you have questions. Thank you.
_ Drew Martin, P.E., S.E.
Associate Engineer —Commercial Plans Examiner I Permit Services
425.257.8813 13200 Cedar Street, 2nd Floor, Everett, WA 98201
EVERETT Hours: Monday — Friday 7:30am-12:OOpm and 1:OOpm-4:OOpm
everettwa.gov I Facebook I Twitter
Note: Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
