I am fairly new at this so I went through every aspect of the code. <br />Unfortunately, I trusted my GC, Jeremiah Woods with Washington Construction Group to do this, but that was a mistake. <br />As I indicated to Terri around the time this permit was submitted, he made quite a mess with the plans not to mention <br />conducting work that I didn't approve. He indicated to me that there was an open approved permit, but I asked him to stop <br />when I found out it was for roofing only. I haven't done any major work since I discovered this (about 6 weeks). I'm trying <br />to do the right thing and make sure this house is built to code and cleanly, so any additional guidance from you would be <br />appreciated. <br />If possible, I would like to take this over as a homeowner permit without further delay if I can. Please let me know if 1 <br />need to update anything on the application <br />Also, I've taken the time to submit updated drawings and answer your 19 corrections. <br />1. Attached with contract price of work. <br />2. Indicated on the drawings <br />3. Created a new site plan as best as I could <br />4. Drafting scale added (best to print on 11 x 17 sheets to keep integrity of scale) <br />5. I've indicated as much detail as I can. The entire house was nobftube, had steam radiant heat and plumbing <br />needed to be brought up to code, so the assumption here is that all of this will be done. We've also added a mini - <br />split in the master bedroom on 2nd floor and one in the living room on the first floor. <br />6. We did have to replace the front shingles where there was rot near the front entry. Upon further inspection, this <br />was isolated to the shingles themselves. The only framing repair we did was around the front window like and kind. <br />We redesigned the front entry way, but this is purely cosmetic and has nothing do with repairing framing. 1 included <br />an elevation so you can get an idea. <br />7. 1 have attached elevations on the kitchen which should show further scope. Regarding the laundry room, we added <br />notes indicating that we will be adding a new wall indicated with "new" in the wall (my hatches were not working on <br />my Autocad). <br />8. Regarding 2x4's and load bearing. We have not subtracted any of the existing framing. WCG reinforced some of it, <br />but nothing had affected the load bearing aspect Prior to my approval, WCG did add framing alongside the <br />exterior walls (concrete) and added foam insulation. The ceilings are 92" and all spaces are compliant with IRC <br />R106.1.1, R304, R305. <br />9. All spaces in the new basement bathroom are compliant with IRC 307. <br />10. We are not installing new egress windows. No window wells would be necessary as the sill does not fall below <br />grade. They will remain. As I read through IRC R311, it seems we have satisfied the issue of egress with the door <br />access? <br />11. We were not planning to modify the stairwell. It is existing and the new bathroom construction does not affect its <br />size. The width and height of the existing stairwell complies with IRC 311.7 <br />12. You're assumption here is partially correcL We plan to add guardrails between the stairs. Otherwise, both are <br />surrounded by walls <br />13. Exterior illumination will be wired for per IRC R303.8 <br />14. This is regarding insulation and was a bit trickier for me to navigate. The R-5 he is referring to is a foam insulation <br />against slab concrete. That is installed right now. However, 1 have hired a licensed, bonded insulation specialist <br />who is waiting to complete this. Perhaps this could be addressed during a pre -con meeting or during his permit <br />piss? <br />15. The garage is returning to its previous permitted use. Wall separation between residence and garage will comply to <br />IRC R302.6 with at least 1/2" gypsum between. Garage ceiling is not being altered. <br />16. Item 2 has been removed <br />17. Please see the site plan. All exterior doors have landings (deck, front porch) <br />18. Locations will be compliant with IRC R314.3, R315.3 and is indicated in the general notes <br />19. This is being managed by Atmospheric Heating who has submitted a permit request I'm 1009/6 sure they will be up <br />to code.
