The proposed project should comply with the requirements of the 2015 International Existing <br />Building Code. The code should be specified in the Project Data on Sheet G1.0. See the <br />Everett Municipal Code Section 16.005.030 Article A, IBC Sections 101.4.7 and 107.2.1, and <br />IEBC 106.2. 1. <br />2. Work on existing buildings should comply with the IEBC. The IEBC provides three alternative <br />methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work <br />Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method <br />selected for the project should be specified in the Project Data on Sheet GI.O. A statement <br />should be provided clarifying the types of work that are included in the project (e.g., repairs, <br />additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The <br />comments provided herein presume the project will comply with the Work Area Method of <br />Chapter 5. Based on a review of the construction drawings, the proposed project appears to <br />include the following work: Level 2 Alternations (Chapter 8). Additional and alternative types of <br />work required for the project shall be identified by the designer -of -record. Additional comments <br />may be pending. See IBC Section 101.4.7 and IEBC Section 301.1. <br />Accessibility: <br />3. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br />improvements per IEBC Section 705.2 should be included in the project. Potentially inaccessible <br />elements include, but are not limited to, the second floor bathrooms, stairs, ramps including <br />handrails, entryway doors, drinking fountains, and parking including striping and signage. <br />Where the building is made to be less than fully -accessible per one of the exceptions, <br />documentation substantiating the limited accessibility improvements should be submitted for <br />review. Where Exception 1 is used, the documentation should itemize the improvements and <br />estimated cost of work associated with each item. See IEBC Section 806.1. <br />4. Restrooms III and 112 shown on Sheets AIA and A7.0 are identified as accessible. See IBC <br />Section 1102.1, and references below to ICC A117.1-09 unless noted otherwise. The following <br />comments should be addressed: <br />a. Provide additional minimum dimensions for the grab bars per Sections 604.5.1 and 604.5.2, <br />and Figures 604.5.1 and 604.5.2. <br />b. Provide water closet seat height dimension per Section 604.4. <br />c. Locate the water closet flush control on the open side per Section 604.6. <br />d. Specify sink clear floor space per Section 606.2. <br />e. Specify sink height per Section 606.3. <br />f.
