Note that the following comments apply <br />to both the building set and civil set of plans. Please correct both, as applicable. <br />a. Street tree selection (Sheet Al.11, Al.12). Modify street tree to avoid the species used <br />for the Starbucks to the north. See recommendations below from the City's tree list. Some <br />of the narrower varieties of red maple would be good candidates. Add/substitute <br />additional evergreen trees/shrubs in planters B-1, B-2 and B-3 along the building frontage <br />on Broadway. <br />b. Add/substitute additional evergreen trees/shrubs in planters B-1, B-2 and B-3 along the <br />building frontage on Broadway. <br />c. Substitute vine maple for red -osier dogwood — planters B-1, B-2 and B-3. <br />d. Weather protection/canopies along building frontage on Little Broadway. Add/extend the <br />proposed canopies to meet the 75% standard in EMC 19.31A.040.R.1. The drawings show <br />canopy coverage at approximately 54% of the building frontage. <br />e. Covenant detailing leasing restrictions and monitoring of off-street parking, per SEPA <br />MDNS Condition #3. Provide draft covenant for approval and recording prior to permit <br />issuance. <br />f. Open space calculations (Sheet A0.04). The City revised the calculations to include a <br />maximum of 50% of the roof deck area as follows: <br />Required open space: <br />140 units x 50 s.f./unit = 7,000 s.f. <br />Provided open space: <br />• Koz calculation: Level 2 deck: 5,632 s.f. <br />N. Pocket Park: 3,522 <br />Total: 8,854 <br />• City's calculation: Level 2 roof deck: 2,816 s.f.
