Sidewalk encroaching onto private property requires a public access easement. The easement documentation will be submitted to the City prior to issuance of permits and must be recorded by the project team with a copy of the recorded document submitted to the City prior to final approval/close out of the permit. 9. A Performance Guarantee in the amount of 120% of the cost of public improvements is required prior to permit issuance. Submit a cost estimate for the public improvements and show the calculation of 120%to match the performance guarantee bond amount ($60,936.00) 10. After completion of the public improvements, trade in the for the Performance Guarantee, a 1-year Warranty Bond in the amount of 10% of the construction costs for all public improvements shall be submitted to the City prior to final approval/close out of the permit ($5,078.00). 11.
