This report
documents our surface and subsurface explorations within the site, and provides general
recommendations for future site development. Our services were completed in general accordance with
the agreement which was authorized by you on June 22, 2017.
The irregularly-shaped property is situated on relatively level ground and encompasses an area of
approximately 0.98 acres southeast of Evergreen Way and northwest of Holly Drive. The property is
currently occupied by an abandoned, single-story restaurant structure, with the remaining portion
generally being covered with asphalt pavement. Project plans consist of removing the existing structure
and constructing a new restaurant structure with a slab-on-grade within the central-northern portion of the
property, along with associated underground utilities and paved parking throughout the property. Specific
grading, utility, or stormwater management plans were not available at the time this report was prepared.
We therefore should be retained to review final development plans as they become available.
We performed three geotechnical borings using a truck-mounted drill rig in the vicinity of proposed areas
of potential development. Our explorations generally encountered surficial fill underlain by silty fine to
medium sand soils at depth which we interpreted as native glacial till deposits at relatively shallow depths
throughout the site.
Based on our site reconnaissance and explorations, we have concluded that development on this site
should be feasible from a geotechnical standpoint. We recommend that the new structure be founded on
the medium dense or better native glacial soils for bearing capacity and settlement considerations. These
soils were generally encountered at approximately 2.0 to 3.0 feet below the existing ground surface, based
on our explorations. We should note that localized areas of deeper unsuitable soils and/or undocumented
fill could be encountered at this site and exposed at the proposed foundation subgrade elevations
depending on final site grading and development plans. These unsuitable soils would likely be associated
with previous grading activities and/or the installation of the existing utilities within the vicinity of the
property. This condition would require additional excavations in foundation, slab, and pavement areas to
remove the unsuitable soils.
