5. The structure appears to an in-plane vertical irregularity of the lateral force resisting
system. Per ASCE 7-10 Sec 12.3.3.4, having this type of irregularity requires an
increase of 25% to design demands related to connections of diaphragms and collectors
to the vertical lateral force resisting system.
6. In the direction where the moment frames are taking direct shear, please demonstrate
how the redundancy factor, p, is 1.0 as it appears that the removal two connections in a
single beam would render the moment frame unable to resist lateral forces and place
cL the full shear demand on one line of plywood shear walls. Please clarify or provide a
redundancy factor of 1.3 at this level where required.
7. It appears that the overall height of the structure is greater than 30'-0". Please
demonstrate that a Type 5b vertical irregularity is not present in the structure per Sec
12.3.3.2 of ASCE 7-10.
8. Per ASIC 341-10, the use of an ordinary steel moment frame requires the design of fully
restrained or partially restrained moment connections per El, Item 6. Please indicate
which types of connections are provided for the moment frame connections and provide
calculations supporting the design assumptions. Please revise details as required.
9. Please provide checks for uplift as it does not appear to accounted for in the design of
the footings. wh, 6e,1 , ?
10. It appears that the steel moment frame beams are conflicting with the glu-lam beams
indicated on Sheet 2.1 of the architectural drawings. Please clarify beam locations.
11. On Detail F of Sheet 7 of the architectural drawings, please provide a design calculation
for the guardrail connections to the new deck in accordance with IBC 2015 Sec 1607.8.
Details should be provided on the plans. Section 107.2.1
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing
Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical
Code (IMC), and the 2015 Washington State Energy Code (WSEC), as amended by the State of
Washington and adopted by the City of Everett.
