Riverview Apartments Stormwater Pollution Prevention Plan <br />S1 Project Information <br />Project/Site Name: Riverview Apartments <br />Street/Location: 1622 East Marine View Drive <br />City: Everett State: WA Zip code: 98201 <br />Subdivision: N/A <br />Receiving waterbody: Snohomish River <br />1.1 Existing Conditions <br />The project site is comprised of nine individual real tax parcels: 00556332400100, <br />00556332400400,00556332400500,00556332402100,00556332402400,00556332501700, <br />00556339702900, 00556339800100, and 29051700402500 totaling approximately 6.24 acres. <br />All of these parcels are located in a portion of the SE quarter of Section 17, Township 29N, <br />Range 5E. The site is located at the southwesterly frontage of 16th Street and East Marine View <br />Drive in the northerly portion of the City of Everett. The site is currently cleared and graded to <br />accommodate existing commercial activities including a fence construction company and small <br />retail coffee stand. The westerly and southerly margins of the site are vegetated with sparse <br />grass and brush with the topography in this area sloping up toward adjacent properties <br />comprised of a mixture of single-family, multifamily, and open space. The properties <br />immediately north of the site are zoned C-1 and those adjacent to the northwestern boundary <br />are zone R-3 (multiple dwelling medium density). The properties adjacent to the south and <br />• southwest boundary are owned by the City of Everett and are zone P (public park zone). Soils <br />are Bellingham silty clay loam and Urban land. <br />Total acreage: 6.43 <br />Disturbed acreage: 6.43 <br />Existing structures: Commercial buildings, sheds, paved and gravel access driveways <br />Landscape topography: Moderately sloped to flat over the majority of the site with steeper slopes at <br />the south and west property limits. The project site can be split up into two <br />distinct drainage basins. The west basin, Basin #1, consists of the western <br />half of the project site and grades tend from the southern property line <br />towards the northwest corner of the project site. The east basin, Basin #2, <br />consists of the eastern half of the project site and grades tend form the <br />southwest corner towards the eastern frontage of East Marine View Drive. <br />Drainage patterns: The project site can be split up into two distinct drainage basins. The west <br />basin, Basin #1, consists of the western half of the project site and grades <br />tend from the southern property line towards the northwest corner of the <br />project site.
