EXHIBIT C Terms and Conditions of Extension Term 1. Extension of Lease. Provided Tenant is not in default of any provision of the Lease at the time that Tenant exercises the right to extend the Lease or at the time the new term begins, Tenant shall have two (2) successive options to extend the term of the Lease for five (5) years each. The term of the Lease shall be extended on the same terms, conditions, and covenants as set forth in the Lease, except that (A) the amount of the Base Rent stated in the Lease shall be adjusted as set forth below; (B) there shall be no free or abated rent periods, tenant allowances or other concessions that may have been granted to Tenant at the beginning of the initial term hereof; and (C) after exercise of Tenant's second extension option, there shall be no further extension or renewal term options. 2. Notice. To extend the Lease,Tenant must deliver written notice to Landlord not less than ninety (90) days prior to the expiration of the then-current Lease term. Time is of the essence. 3. Base Rent.
