POPACH SHORT PLAT <br /> Note that project is designed to comply with the 2012 (with 2014 updates) DOE <br /> SWDM in conjunction with the 2017 City of Everett Design and Construction <br /> Standards Manual. <br /> 3. EXISTING CONDITIONS <br /> The approximate 0.323-acre site is partially developed with an existing single-family <br /> residence and sheds with associated gravel driveway and concrete parking pad. <br /> Existing on-site vegetation exists of residential lawn with partial tree cover. Existing <br /> on-site slopes range from 2%to 40%; however, slopes exceeding 33% contain less <br /> than 10 foot fall and are not considered steep slopes. The site slopes easterly toward <br /> adjacent parcels to the east. Runoff ultimately flows to the drainage system within <br /> Evergreen Way approximately 150 feet east of the site. <br /> From the Soil Conservation Service Map of Snohomish County, the site soils are <br /> classified as Alderwood-Urban Land Complex. From soil logs taken by Western <br /> Engineers, Inc. the on-site soils resemble gravelly sandy loam. Refer to Appendix B <br /> for soil information. <br /> 4. ADJACENT AREAS <br /> Adjacent parcels to the north and south appear to be developed with existing SFRs <br /> and driveways. Adjacent parcels to the east appear to be developed with existing <br /> commercial buildings and parking lot. The Fleming Street right-of-way lies to the <br /> west of the property. <br /> 5.
