• <br /> Popach Short Plat—2 Lots <br /> Minimum Requirement # 1: Stormwater Site Plan <br />• <br /> Executive Summary <br /> The proposed project is located at 6009 Fleming Street in Everett,Washington. <br />• More generally, the site is located in Section 06, Township 28 North, and Range <br /> 05 East of the Willamette Meridian in Snohomish County,Washington. Please <br /> refer to the Vicinity Map attached in the next section. <br /> The proposed development consists of removing the existing gravel driveway <br /> while retaining the existing single-family residence on proposed Lot 1 and adding <br /> one new single-family lot. Both lots will be accessed via a shared driveway within <br /> a 23' to 24' wide shared driveway easement. The shared driveway in turn gains <br /> access to Fleming Street. <br /> Utilities for the site will be provided from existing services located in the Fleming <br /> Street right-of-way. Sewer service for lot 1 will be provided by an existing side <br /> sewer. Sewer service for lot 2 will be provided from a proposed side sewer within <br /> the shared driveway easement. Water service for lot 1 will be provided from an <br /> existing water meter located along Fleming Street. Water service for lot 2 will be <br /> provided via a proposed meter along Fleming Street. <br /> Note that project is designed to comply with the 2012 (with 2014 updates) DOE <br /> SWDM in conjunction with the 2017 City of Everett Design and Construction <br /> Standards Manual. <br /> Existing Conditions Summary <br /> The approximate 0.323-acre site is partially developed with an existing single- <br /> family residence and sheds with associated gravel driveway and concrete parking <br /> pad. Existing on-site vegetation exists of residential lawn with partial tree cover. <br /> Existing on-site slopes range from 2%to 40%; however, slopes exceeding 33% <br /> contain less than 10 foot fall and are not considered steep slopes. The site slopes <br /> easterly toward adjacent parcels to the east. Runoff ultimately flows to the <br /> drainage system within Evergreen Way approximately 150 feet east of the site. <br /> From the Soil Conservation Service Map of Snohomish County, the site soils are <br /> classified as Alderwood-Urban Land Complex. From soil logs taken by Western <br /> Engineers, Inc. the on-site soils resemble gravelly sandy loam.
