0 <br />Kelsey Heyd <br />From: Kelsey Heyd <br />Sent: Monday, June 1, 2020 12:05 PM <br />To: 'Joel Haack' <br />Subject: East Drive SFR Permits - C2003-006, -007, 008, 009, 010 <br />Hi Joel, <br />I have been reviewing the applications submitted for the 5 proposed SFRs off East Drive. I started drafting correction and <br />comment memos for each permit but there is enough overlap that I thought an email may be the easier/faster method <br />of requesting these changes. If you have any questions about these items, please let me know. <br />1. Driveways. Per EMC 19.34.110.0 the maximum driveway width within the front setback shall not exceed thirty <br />feet, or fifty percent of the lot frontage width, whichever is less. However, a minimum driveway width of ten <br />feet will be allowed in all cases. The proposed driveways for Lots 3, 4, 5, and 6 exceed the minimum widths <br />allowed. Please revise. <br />2. Geologically Hazardous Areas. No geological assessments have been provided for these lots. All lots are mapped <br />to have high landslide and erosion hazards, in addition to the steep slopes located on or adjacent to these sites. <br />At minimum, geological assessments are required for each lot and should be prepared in accordance with the <br />requirements of EMC 19.37, including clear recommendations about required setbacks, per EMC 19.37.080.E <br />and the additional setback buffers as required in EMC 19.37.220. The original Preliminary SS Approval and SEPA <br />decisions for this short plat indicated a minimum 25' setback from top of slope and that does not appear to have <br />been provided. Setbacks from the top of slope should be clearly identified on your site plans. Please revise. <br />3. Per Condition of Approval No. 2 recorded with this short plat, each lot is required to provide private rear yard <br />open space per EMC 18.28.250; please revise your site plans to outline these areas. <br />4. Note: landscaping shall be provided in the front yard per Condition of Approval No. 1 recorded on the short plat; <br />a landscape inspection shall be required prior to Permit Final and redlined on the plans. <br />Interim intake/resubmittal instructions are available online via the link in my signature. You are welcome to email me <br />pdf copies of the requested revisions/documentation in addition to the required paper copies however the resubmittal <br />date will be based on the date the required paper copies were stamped received by the Permit Technicians.
