In order for the Planning Department to approve the permit,the following shall be submitted: <br /> • Please provide a site plan on an 11"x17" sheet of paper. <br /> • On the site plan, please provide the following: <br /> 1. Dimensions of all property lines; <br /> 2. Setbacks of the proposed addition from all property lines; <br /> 3. Existing setback dimensions of all structures from the property lines; <br /> 4. Contour information; and <br /> 5. Please provide the height calculations and how you determined the average base elevation. The site plan <br /> labels the midpoints around the structure, but I'm not seeing where these calculations were provided. <br /> • Please clarify if the "structural area" calculations provided are the Lot Coverage calculations(footprint of <br /> structures measured to exterior walls). If the rear deck is uncovered, it is not counted as Lot Coverage. Please <br /> revise accordingly. <br /> • The maximum height allowed in the R-2 Zoning District is 28-feet. The elevations indicate the maximum height <br /> allowed is 35-feet. Please revise all applicable sheets accordingly. <br /> • On the elevation sheets, please call out the overall height of the structure (ridge height) as measured from the <br /> Average Base Elevation. See page 5 of attached handout for example. <br /> Note: these requirements are only in relation to the land use code and do not account for all possible requirements <br /> from other departments.
