<br /> SYSTEM DESCRIPTION: THREE MAKE-UP AIR UNITS, EACH COMPRISED OF AN OUTSIDE AIR PATH WITH OUTSIDE AIR DAMPER, FILTERS (MERV
<br /> 13), DIRECT FIRED GAS HEATER, VARIABLE SPEED SUPPLY FAN, AND ALL ASSOCIATED APPURTENANCES AND DEVICES DEPICTED ON THE
<br /> CONTROL SYSTEM DIAGRAM. THE EXHAUST FAN SYSTEM IS COMPRISED OF(6)VARIABLE VOLUME EXHAUST FANS WITH VFDS, ONE OF WHICH
<br /> IS FUTURE, AND ALL ASSOCIATED APPURTENANCES AND DEVICES DEPICTED ON THE CONTROL SYSTEM DIAGRAM.
<br /> GENERAL: THE SYSTEM SHALL BE AVAILABLE FOR OPERATION AT ALL TIMES DEFINED BELOW TO MAINTAIN SPECIFIC SPACE PARAMETERS.
<br /> OTHERWISE, THE SYSTEM SHALL BE IN UNOCCUPIED MODE. ALL CONTROLS SHALL BE AUTOMATIC.
<br /> DEFINED OCCUPIED PERIOD: MON-FRI: 4:OOAM-11:OOPM AND SAT-SUN: 5:OOAM-5:OOPM
<br /> MAINTENANCE: WHEN THE MAU SUPPLY FAN IS OFF FOR MAINTENANCE, RESPECTIVE CONTROL DEVICES SHALL BE POSITIONED AS
<br /> FOLLOWS:
<br /> 1. CONTROL VALVES POSITIONED CLOSED.
<br /> 2. OUTDOOR AIR DAMPER POSITIONED CLOSED.
<br /> SYSTEM START/STOP: THE UNITS SHALL BE STARTED/STOPPED BY THE EMCS ACCORDING TO THE SPACE TEMPERATURE SETPOINT AND THE
<br /> CURRENT MODE.
<br /> UNOCCUPIED MODE: THE SYSTEM SHALL REMAIN IN UNOCCUPIED MODE UNLESS THE SPACE PUSH BUTTON STYLE OCCUPANCY SWITCH IS
<br /> PLACED IN THE OCCUPIED POSITION, WHICH SHALL PLACE THE SYSTEM IN OCCUPIED MODE FOR A PERIOD OF 90 MINUTES. AFTER 90
<br /> MINUTES, THE SYSTEM SHALL AUTOMATICALLY RETURN TO UNOCCUPIED MODE. THE SYSTEM SHALL BE DISABLED NORMALLY. ALL DEVICES
<br /> SHALL BE THEIR RESPECTIVE OFF POSITION. THE UNITS SHALL OPERATE IN UNOCCUPIED HEATING AND COOLING MODES AS DESCRIBED
<br /> BELOW.
<br /> UNOCCUPIED HEATING: IF THE AVERAGE SPACE TEMPERATURE FALLS BELOW SETPOINT OF 62°F (ADJ.), THE LEAD MAU SHALL BE
<br /> COMMANDED ON AFTER THE OUTSIDE AIR DAMPER IS CONFIRMED TO BE OPEN. THE SUPPLY FAN SHALL BE RUN AT 100% (ADJ.) SPEED
<br /> (DETERMINED BY TAB CONTRACTOR). THE GAS VALVE SHALL BE OPENED AT 100%AFTER A 2 MIN (ADJ.)TIME DELAY. UNIT SHALL RUN UNTIL
<br /> THE SPACE TEMPERATURE RISES ABOVE 65°F (ADJ.).
<br /> THE EXHAUST FANS ASSOCIATED WITH THE MAU SHALL BE RUN AT FULL SPEED (DETERMINED BY TAB CONTRACTOR). THE LAG MAU'S SHALL
<br /> BE ADDED IF SPACE TEMPERATURE REMAINS BELOW THE SETPOINT FOR ADDITIONAL 15 MIN (ADJ.). EACH MAU SHALL RUN A MINIMUM OF 15
<br /> MINUTES OR UNTIL THE TEMPERATURE SETPOINT IS SATISFIED, WHICHEVER IS GREATER.
<br /> UNOCCUPIED VENTILATION: IF THE AVERAGE SPACE AIR TEMPERATURE RISES ABOVE SETPOINT OF 78°F (ADJ.)AND OUTSIDE AIR TEMP IS
<br /> BELOW 70°F (ADJ.)AND ABOVE 50°F (ADJ.), ONE MAU &TWO EXHAUST FANS ASSOCIATED WITH THE MAU SHALL RUN AT PRESET CONSTANT
<br /> SPEED CORRESPONDING TO 24,000 CFM (DETERMINED BY TAB CONTRACTOR). EACH UNIT SHALL RUN A MINIMUM OF 15 MINUTES OR UNTIL
<br /> THE TEMPERATURE SETPOINT IS SATISFIED, WHICHEVER IS GREATER.
<br /> AUTOCLAVE CYCLE MODE: IF THE EMCS RECEIVES A SIGNAL FROM THE AUTOCLAVE SUPPORT SYSTEM PLC, ONE MAKEUP AIR UNIT AND ONE
<br /> EXHAUST FAN SHALL BE STARTED PER AUTOCLAVE CYCLE. THE MAU FAN SHALL BE COMMANDED TO ITS MINIMUM SPEED OF
<br /> CORRESPONDING TO 24,000 CFM. THE EXHAUST FAN SHALL MODULATE TO MAINTAIN A POSITIVE PRESSURE OF 0.025 IN W.G. (ADJ.) IN THE
<br /> AUTOCLAVE AREA WITH RESPECT TO THE EXTERIOR. WHEN THE EXHAUST FAN REACHES ITS MINIMUM SPEED, THE MAU FAN SPEED SHALL
<br /> MODULATE UPWARD TO MAINTAIN A POSITIVE PRESSURE OF 0.025 IN W.G. (ADJ.)THE GAS VALVE SHALL ENERGIZE AS NECESSARY BASED ON
<br /> THE HEATING MODE DESCRIPTION.
<br /> HEATING MODE: IF THE SPACE TEMPERATURE, AS MEASURED BY THE SPACE TEMPERATURE SENSORS (AVERAGE OF ALL THREE), IS BELOW
<br /> HEATING SETPOINT OF 65°F FOR MORE THAN 5 MINUTES, THE UNIT SHALL BE STARTED AND PLACED IN HEATING MODE. IF THE SPACE
<br /> TEMPERATURE IS 2°F ABOVE THE HEATING SETPOINT FOR MORE THAN 5 MINUTES, THE UNIT SHALL BE STOPPED. IF THE SPACE
<br /> TEMPERATURE IS BELOW THE HEATING SETPOINT FOR A PERIOD OF 10 MINUTES (ADJ.), THE FIRST LAG MAU SHALL BE ENABLED. IF THE
<br /> SPACE TEMPERATURE IS BELOW THE HEATING SETPOINT FOR AN ADDITIONAL 20 MINUTES (ADJ.), THE NEXT LAG MAU SHALL BE ENABLED.
<br /> IF THE SPACE TEMPERATURE IS 2°F (ADJ.)ABOVE THE HEATING SETPOINT, THE FIRST LAG MAU SHALL BE DISABLED. IF THE SPACE
<br /> TEMPERATURE IS STILL 2°F (ADJ.)ABOVE THE HEATING SETPOINT FOR AN ADDITIONAL 10 MINUTES (ADJ.), THE NEXT LAG MAU SHALL BE
<br /> DISABLED. IF THE SPACE TEMPERATURE IS 2°F (ADJ.)ABOVE THE HEATING SETPOINT FOR AN ADDITIONAL 10 MINUTES (ADJ.), THE LEAD MAU
<br /> SHALL BE DISABLED.
<br /> COOLING MODE: IF THE SPACE TEMPERATURE, AS MEASURED BY THE SPACE TEMPERATURE SENSORS (AVERAGE OF ALL THREE) IS ABOVE
<br /> COOLING SETPOINT OF 80°F FOR MORE THAN 5 MINUTES, ONE EXHAUST FAN SHALL BE STARTED AND MODULATED TO MAINTAIN ROOM
<br /> TEMPERATURE SETPOINT, INITIALLY SET AT 80°F. EXHAUST FANS SHALL CONTINUE TO BE ADDED AND RAMPED UP/DOWN SIMULTANEOUSLY IF
<br /> THE SPACE TEMPERATURE REMAINS ABOVE COOLING SETPOINT OF 80°F FOR AN ADDITIONAL 15 MINUTES. IF THE SPACE TEMPERATURE IS
<br /> BELOW COOLING SETPOINT OF 80°F FOR MORE THAN 5 MINUTES, ONE EXHAUST FAN SHALL BE SUBTRACTED FROM THE OPERATION.
<br /> EXHAUST FANS SHALL CONTINUE TO BE SUBTRACTED IF THE AVERAGE SPACE TEMPERATURE REMAINS 5°F BELOW COOLING SETPOINT OF
<br /> 75°F FOR 15 MINUTES. TWO EXHAUST FANS SHALL OPERATE FOR EVERY MAKEUP AIR UNIT AND SET ONE MAU TO A PRESET CONSTANT
<br /> SPEED CORRESPONDING TO 24,000 CFM (ADJ.) (DETERMINED BY THE TAB CONTRACTOR), AND TWO EFS TO A PRESET CONSTANT SPEED
<br /> CORRESPONDING TO 12,000 CFM (ADJ.) (DETERMINED BY THE TAB CONTRACTOR).
<br /> SUPPLY FAN CONTROL: THE EMCS SHALL START/STOP EXHAUST AND MAU FANS BASED ON SYSTEM START/STOP. SUPPLY FAN SHALL NOT BE
<br /> STARTED UNTIL THE OUTSIDE AIR DAMPER HAS BEEN FULLY OPENED. IF THE SUPPLY FAN FAILS TO START/STOP BASED ON SYSTEM
<br /> OPERATION, AS INDICATED BY CURRENT SENSOR, AN ALARM SHALL BE SENT AND DISPLAYED AT THE EMCS.
<br /> HEATING: THE EMCS CONTROLLER SHALL MODULATE THE DIRECT FIRED GAS HEATER BY MODULATING THE GAS HEATING CONTROL VALVE TO
<br /> MAINTAIN THE SPACE TEMPERATURE SETPOINT, INITIALLY SET AT 65°F, AS MEASURED BY THE SPACE TEMPERATURE SENSOR. THE EMCS
<br /> CONTROLLER SHALL MODULATE THE GAS HEATING CONTROL VALVE VIA A 2-10 VDC SIGNAL.
<br /> OUTSIDE AIR DAMPER CONTROL: THE OUTSIDE AIR DAMPER SHALL BE FULLY OPENED WHEN THE SYSTEM IS STARTED AND FULLY CLOSED
<br /> WHEN THE SYSTEM IS STOPPED. DAMPER POSITION SHALL BE PROVED BY END SWITCH INTERNAL TO DAMPER ACTUATOR.
<br /> EXHAUST FAN OPERATION: EXHAUST FANS SHALL BE STARTED/STOPPED ACCORDING TO THE CURRENT MODE IN CONJUNCTION WITH THE
<br /> MAKEUP AIR UNITS. EXHAUST FANS SHALL BE STARTED AFTER A 15 SECOND TIME DELAY. IF ANY EXHAUST FAN FAILS TO START/STOP BASED
<br /> ON SYSTEM OPERATION, AS INDICATED BY CURRENT SENSOR, AN ALARM SHALL BE SENT AND DISPLAYED AT THE EMCS. THE NEXT EXHAUST
