Roberts <br />Director <br />The Planning Department signed off on the building permit for the First Heritage Bank site <br />based on a landscape plan, which included retaining existing mature vegetation on the site and <br />adding street trees. The sign off was based on <br />• the Administrative Determination issued for the site (Review Process I #14-98) that <br />required landscaping be provided as shown on the preliminary site plan dated April 29, <br />1998 <br />• the information included on the site plan submitted for building permits <br />• additional notes added to the plans by the Planning Department. <br />Copies of the Administrative Determination and approved building permit site plan are <br />enclosed for your information. <br />The landscaping was not installed per the approved plans an,l does not comply with Zoning <br />Code requirements foi frontage landscaping. The Zoning Code requires that Type III <br />landscaping be provided along street frontages. Type III landscaping consists of <br />• Canopy -type deciduous trees or spreading evergreen trees planted at intervals no greater <br />than 30 feet on center. Trees must be a minimum of G feet in height at time of planting. <br />• Shrubs and living ground cover chosen and planted to attain a coverage of 90 percent <br />of within 3 years planting. Shrubs shall be a nlininnm of 24" in height at time of <br />planting and planted at a density of five shrubs per 100 sf of that portion of the landscape <br />area which is not planted in lawn. Lawn may be used for up to 75`io of the required <br />around cover. <br />Before the Planning Department can sign off on the Occupancy Permit for your building, a <br />revised landscape plan showing compliance with Type III standards must be submitted to and <br />approved by the Planning Department.
