Roberts Director The Planning Department signed off on the building permit for the First Heritage Bank site based on a landscape plan, which included retaining existing mature vegetation on the site and adding street trees. The sign off was based on • the Administrative Determination issued for the site (Review Process I #14-98) that required landscaping be provided as shown on the preliminary site plan dated April 29, 1998 • the information included on the site plan submitted for building permits • additional notes added to the plans by the Planning Department. Copies of the Administrative Determination and approved building permit site plan are enclosed for your information. The landscaping was not installed per the approved plans an,l does not comply with Zoning Code requirements foi frontage landscaping. The Zoning Code requires that Type III landscaping be provided along street frontages. Type III landscaping consists of • Canopy -type deciduous trees or spreading evergreen trees planted at intervals no greater than 30 feet on center. Trees must be a minimum of G feet in height at time of planting. • Shrubs and living ground cover chosen and planted to attain a coverage of 90 percent of within 3 years planting. Shrubs shall be a nlininnm of 24" in height at time of planting and planted at a density of five shrubs per 100 sf of that portion of the landscape area which is not planted in lawn. Lawn may be used for up to 75`io of the required around cover. Before the Planning Department can sign off on the Occupancy Permit for your building, a revised landscape plan showing compliance with Type III standards must be submitted to and approved by the Planning Department.
