Property Maintenance Code (IPMC) 108.1.4 and in violation of IPMC 106.1 and International <br />Residential Code R105.1, Permits required, which reads: <br />IPMC 108.1.4 Unlawful structure. <br />An unlawful structure is one found in whole or in part to be occupied by more persons than permitted <br />under this code, or was erected, altered or occupied contrary to law. <br />IPMC 106.1 Unlawful acts. <br />it shall be unlawful for a person, firm or corporation to be in conflict with or in violation of any of the <br />provisions of this code. <br />IRC R105.1 Required. <br />Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or <br />change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, <br />convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is <br />regulated by this code, or to cause any such work to be done, shall first make application to the building <br />official and obtain the required permit. <br />To resolve these issues, you must: <br />The property must be vacated not later than July 10, 2019. The structure must remain vacant <br />and secure until occupancy is approved by the City of Everett Building Division. <br />2. Contact the City of Everett Planning Department and Building Division located at 3200 Cedar <br />Street to apply for and obtain all of the necessary and required permits to bring the structure <br />into compliance with the Everett Municipal Code. Then correct and complete all of the <br />deficiencies that are present within the structure and have the work inspected and approved, by <br />the Everett City building Division. Complete this corrective action by January 10, 2020. <br />3. If the property is sold, sellers are required to provide a copy of this Notice to Comply to the <br />buyers, prior to the sale. <br />Failure to comply with the conditions listed in this notice, may result in a hearing before the City's <br />Violation Hearing Examiner and a fine and/or costs being assessed against you. <br />If you have any questions, please call me at (425) 257-8563 or email ehinklev@everettwa.gov.
