Unfortunately, the documents are not sufficiently <br />complete to perform a comprehensive review at this time. The proposed work is more substantial than we discussed <br />am providing some initial comments for your use in revising the drawings. Depending on your experience with the <br />building code, you should consider retaining the services of a licensed design professional to assist you. <br />Comments <br />1. Only one copy of the drawings was submitted. Two copies are required. <br />2. The proposed work includes the removal of a number of interior walls. It is presumed that these are non - <br />bearing walls. A note should be included in the drawings for the contractor to verify. <br />3. A detail should be provided for the construction of the walls. The walls should have top and bottom connections <br />or bracing. The walls, and their connections and bracing, should be designed to support a minimum 5 psf live <br />load per IBC Section 1607.14. <br />4. The occupant classification for the space should be specified per Chapter 3. The occupancy appears to be "B". <br />5. The occupant load should be stated in the drawings. Note that based on the area of the space and the proposed <br />layout, the occupant load appears to be over 15. See Table 1004.1.2 and the exception of Section 1004.1.2. <br />6. Continuing with the previous comment, separate restrooms appear to be required per IBC Section 2902.2. The <br />occupant load appears to exceed 15 and does not comply with Exception 2. <br />7. Continuing with the previous comment, both restrooms are required to be accessible per Chapter 11. <br />8. The modified space is required to be accessible per IBC Chapter 11. Additional dimensions or clarifications <br />should be performed to verify. <br />9. Accessibility improvements are required per EBC Section 705.2. Potential inaccessible areas include the <br />bathrooms and the main entrance. <br />10. The salon appears to include additional nail salon and other non -hair stations. Localized exhaust ventilation may <br />be required per the IMC. <br />Please let me know if you have questions. <br />
