• •
Response: fire blocking is shown in the stair detail and wall detail.Since I already had the plans
printed, I wanted to respond to what I could at this point.
12. Provide a "Building Section",specific to this structure,to show that the proposed dwelling unit
meets the minimum ceiling height for habitable spaces per section R305 IRC.
Response:a detail has been added to the proposed plans showing ceiling height.
13. Common areas(the entry at the lower level),walls supporting the floor ceiling and wall
separating dwelling units are required to be constructed with minimum 1-hour fire-resistance
rated construction with exposure from both sides. Please show all rated assembles on the plans
(highlight Rated walls to differentiate from non-rated walls).
Response:the proposed plans have been modified to remove the common areas I believe a
firewall is no longer required as a single-family unit.
Additional Notations:
1. Workshop retitled to family room. Dropping the idea to save on project costs.
2. Kitchen retitled to laundry. Refrigerator and cupboards remain. Utility sink rather than bar sink.
3. Requested changes made to kitchen plan and label updated to indicate laundry room.
4. Detail on fire wall removed. No longer needed for single=family unit.
5. Keep existing door into bedroom and sound insulation between family room and
bedroom/laundry room.
Sincerely
Glenda Powers
425-501-8987
C1710-001/3706 Hoyt Ave/ pg.3 1
