I am the <br />planner conducting the Planning intake review for this application; please note the following comments are not a <br />thorough plan check review and they only address larger zoning compliance points and the submittal checklist. <br />Additional comments may be provided by the Building intake reviewer for your application; please utilize the Online <br />Permitting Portal to check on the status of other reviewers. <br />Your permit application cannot be routed for 1st review and is on hold until the following revisions have been addressed: <br />1. A site plan is required meeting the minimum residential site plan checklist. It should be drawn to scale, identify <br />setbacks, dimensions, existing/proposed, parking etc. Please refer to the checklist for complete details and <br />revise accordingly. <br />2. The floor plans provided do not identify any dimensions nor do they clarify what is new vs. existing. Please refer <br />to the residential construction submittal checklist for reference and revise the plans accordingly. Plans should be <br />drawn to scale. <br />3. Parking is required in accordance with EMC 19.34; Adult Family Homes require at minimum 2 parking stalls, plus <br />1 stall for each staff person on shift not living on premises. This information should be clearly identified with <br />your submittal. <br />4. 1 would suggest looking up this address via the City's Digital Records Center, in which past permit history is <br />available and may include prior site plan or building plan approvals for reference. If available, these typically <br />cannot be used/printed in place of new plan sets however they may prove to be a good point of reference as <br />you're revising your submittal to meet the current checklist requirements. <br />The residential construction submittal checklist is available online and includes the minimum residential site plan <br />checklist. The interim permit intake/resubmittal policy is available via the "website & online resources" link in my <br />signature. Please submit at minimum 2 copies of any revised documents/plans. If you have any Planning related <br />questions, please contact me directly via email. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
