In order to install the new wall <br /> sign, one of the nonconforming signs must be either removed or brought into conformance per EMC 19.36.070, which <br /> states the following: <br /> 19.36.070 Removal of nonconforming signs. 0 SHARE <br /> A. All existing signs within the city which are not in compliance with the requirements of this chapter upon the effective <br /> date of the ordinance codified in this title are considered to be nonconforming signs. Nonconforming signs shall be made <br /> to conform with the requirements of this section under the following circumstances: <br /> 1. When any sign for which a sign permit is required by this section is proposed to be installed on a premises upon <br /> which is located a nonconforming sign or signs, one nonconforming sign shall be removed or brought into conformance <br /> with this section for each new sign installed for a particular business. <br /> Per EMC 19.36.040 (footnote 10) backlit cabinet signs(the pharmacy sign) are limited to 6 square feet in the UM <br /> zone. So,you can either propose a new backlit pharmacy sign that is 6 square feet, propose a pharmacy sign that <br /> consists of individual backlit letters(like the proposed QFC sign),or propose a wall sign that is not illuminated. <br /> Please note that the TOTAL wall sign square footage allowed is 100 square feet. So,the new QFC sign+the Starbucks <br /> sign+the pharmacy sign cannot exceed 100 sf combined. <br /> Please submit revised plans at your earliest convenience to avoid delay in your project. Please let me know if you have <br /> any questions regarding the code requirements referenced above. <br /> Note:these requirements are only in relation to the land use code and do not account for all possible requirements <br /> from other departments.
