However,the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review;they will issue a comment letter separately. Construction-level documents <br /> need to be submitted for review. Information is attached to provide guidance. Preliminary comments are <br /> provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive <br /> review. Depending on your experience with the model codes and preparing documents, we recommend <br /> consulting with a design professional to assist you. <br /> 1. Complete construction-level drawings are required to perform a review. The drawings should be <br /> prepared using recognized drafting standards. The drawings should include elevations, sections, <br /> details, and construction notes as required to clearly show the required work. See IRC Section <br /> R106.1.1. The plans should clearly delineate between existing and new walls. Walls to be demolished <br /> should be shown; a separate existing/demolition plan is recommended to clearly show all work. The <br /> locations and sizes of doors and windows should be shown <br /> 2. Demolished walls should be verified to be non-bearing and identified as such on the drawings. If <br /> bearing walls are removed, framing plans should be provided. New framing should be provided to <br /> provide complete load paths. Existing and new framing should comply with the IRC, or an engineered <br /> design may be performed per IRC Section R301.1.3. <br /> 3. Details for wall construction should be provided. Top and bottom connections to the existing structure <br /> should be included. <br /> 4. The drawings should include a fastener schedule per IRC Table R602.3(1). <br /> 5. Based on review of the City of Everett and Snohomish County records,the garage on the west side of <br /> the building was converted from a carport sometime after 1994. The conversion does not appear to <br /> have been performed with a building permit We are not requiring action at this time; this is only being <br /> brought to your attention. However,the garage is required to satisfy the following: <br /> a. Provide minimum fire-resistive construction per IRC Table R302.6. This construction should be <br /> continuous to either a GWB lid in the garage or to the roof sheathing;the attic space over the <br /> house should be completely separated. <br /> b. Provide a door into the dwelling per IRC Section R302.5.1. The door shall not directly access a <br /> bedroom. <br /> 6. The locations of smoke and CO alarms should be shown. Alarms should comply with IRC Sections R314 <br /> and R315. Smoke alarms should be hardwired, interconnected, and provided with battery back-up <br /> power. <br /> 7. The new bedroom should be provided with an egress window per Section R310.2 <br /> 8. Continuing with the previous comment, details for reframing the exterior wall should be provided if an <br /> existing opening is altered (i.e., increased or decreased) or a new opening is created. <br /> 9. Provide dimensions and clearances for the bathroom fixtures per Section R307. <br /> 1 <br />
