FINAL GEOTECHNICAL ENGINEERING REPORT <br />PROPOSED EVERETT WAREHOUSE <br />ASSOCIATED BOULEVARD AND INDUSTRY STREET <br />EVERETT, WASHINGTON <br />Project No. 2152.01 <br />March 5, 2019 <br />INTRODUCTION <br />This report documents the surface and subsurface conditions encountered at the site and our <br />geotechnical engineering recommendations for the proposed Everett Warehouse project. Our <br />geotechnical engineering scope of services for the project included a literature review, site <br />reconnaissance, subsurface exploration, laboratory testing, geotechnical engineering analysis, and <br />preparation of this report. <br />The observations and conclusions summarized herein are based in part upon conditions observed in our <br />subsurface explorations, site observations, and proposed project plans at the time this report was <br />prepared. This report is an instrument of service and has been prepared in general accordance with locally <br />accepted geotechnical engineering practice. This report has been prepared for the exclusive use of HLD <br />Properties, and its agents, for specific application to the subject property and stated purpose. <br />PROJECT UNDERSTANDING <br />Based on our review of progress drawings dated February 6, 2019 provided by the project civil engineer <br />(PACLAND), we understand the project will consist of design and construction of a new, approximately <br />73,000 square foot warehouse building on a 4.35 acre site located in the southwest corner of the <br />intersection of Industry Street with Associated Boulevard. Finished floor elevation of the warehouse is <br />currently proposed at about elevation 426.5 feet. <br />General site grading for the project is expected to consists of cuts with a maximum anticipated depth of <br />11 feet and fills with a maximum anticipated thickness of about 10 feet. Stormwater flow control for the <br />project is currently proposed through a roughly 65,000 cubic foot underground stormwater detention <br />vault located in the south portion of the site with a proposed bottom elevation of412.5 feet. The currently <br />proposed site plan is depicted on the attached Figure 1. <br />SURFACE CONDITIONS <br />The project site consists of two parcels of undeveloped land totaling approximately 4.35 acres located in the <br />southwest corner of the intersection of Industry Street and Associated Boulevard in Everett, Washington. <br />The site is bordered to the north by Industry Street; the south by developed industrial property; to the east <br />Page 1 <br />
