However, the submitted documents are not sufficient <br />for us to perform a review at this time. Revised construction -level documents need to be submitted for <br />review. Information is attached to provide guidance. Preliminary comments are provided below to assist in <br />revising the drawings, but these are not intended to provide a comprehensive review. Depending on your <br />experience with the model codes and preparing documents, we recommend consulting with a design <br />professional to assist you. <br />1. The drawings should be prepared using standard drafting conventions for construction drawings. This <br />includes but is not limited to differentiating between new and existing construction. <br />2. The house should be reviewed for additional work performed without permits. Work performed by a <br />previous owner without permits is also required to be addressed. This includes the main level which <br />does not appear to specify changes; the existing condition of the work at this level should be verified, <br />or shown as new and detailed accordingly. <br />3. Continuing with the previous comment, the basement does not appear to be previously permitted <br />space. Review of the available City of Everett and Snohomish County records indicates the basement <br />should be partially or completely unfinished. Note that the Snohomish County records have conflicting <br />information, but the finished area noted in one part of the their records does not match any area <br />shown in the submitted plans. In addition, the overall layout of the basement in the submittal plans is <br />not consistent with the SnoCo records, including the storage area at the north end. <br />4. The basement does not appear adequate to include sleeping rooms. This should be specified in the <br />drawings. Alternatively, emergency egress openings are required. <br />5. The basement is new conditioned space. This level is required to comply with the requirements of the <br />WSEC for insulation. Details for the wall and floor assembly including the required insulation should be <br />included. In addition, energy credits must be specified. <br />6. The house should be provided with a modified whole house ventilation system to accommodate the <br />added space. <br />7. Landing are required at all exterior doors. The vertical step to the landings should be specified. <br />8. It appears that modification to the stairs and Main Floor may have been performed, or may be <br />required, to comply with the current code requirements. Also, it is not clear if the wall furring against <br />the concrete foundation wall has impacted the required width of the stairs. Additional framing plans <br />and details may be required. A section should be provided through the stairway. The rise and run, <br />head clearance, and landing lengths should be specified. A handrail should be provided. <br />9. The minimum clearances for all bathroom fixtures should be specified. The second bathroom on the <br />main floor may not have adequate clearances, including between the sink and wall. <br />C_D��_ <br />C <br />
